Booking Conditions.

1. The property known as The Garden Apartment, Swindon Self Catering is offered for rental subject to confirmation by Tom & Julie Evans (“the Owners”) to the renter (“the Client”).
2. To reserve the property, the Client must pay an initial deposit of £100. Following receipt of the deposit the Owner will send a confirmation . This will be the formal acceptance of booking.
3. The rental payment is payable not less than two weeks before the start of the rental period. If payment is not received by the due date, the Owners reserve the right to give notice in writing that the reservation is cancelled. The Client will remain liable for the remaining rental payment unless the Owner is able to re-let the property. In this event, clause 6 of the booking conditions will apply. Reservations made within 14 days of the rental period will require full payment at the time of booking.
4. The deposit referred to in clause 2 above also covers any damage or additional cleaning expenses to the Property or its contents. However, the sum reserved by this clause shall not limit the Clients liability to the Owner. The Owner shall account to the Client for the security deposit within 7 days of departure.
5. Subject to clause 2. and 3. above, in the event of cancellation, refund of amounts paid will be made if the Owner is able to re-let the accommodation, and any expenses or losses in so doing will be deducted from the refundable amount. The Client is strongly advised to arrange a comprehensive insurance policy (including cancellation cover) and to have full cover for the party’s personal belongings, public liability etc. since these are not covered by the Owner’s insurance.
6. The rental period shall commence at 3 p.m. on the first day and finish at 10 a.m. on the last day. The Owners shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.
7. The maximum number of people shall not exceed two/three/four (as previously agreed) unless the Owner has given written permission. The Owners operate a strict no-smoking policy within the accommodation.
8. The Client agrees to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. The Owner reserves the right to make a retention from the security deposit to cover any cleaning costs if the Client leaves the Property in an unacceptable condition. The Client also agrees not to act in any way which would cause disturbance to those residing in neighbouring properties.
9. The Client shall report to the Owners or their agent without delay any defects in the Property or breakdown in the equipment, plant, machinery or appliances in the Property or garden and arrangements for repair and/or replacement will be made as soon as possible.
10. The Owner shall not be liable to the Client for any temporary stoppage in the supply of public services to the Property, nor in respect of any equipment, plant, machinery or appliances in the Property or garden, or for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner, or for any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period and in any such event the Owner shall, within 7 days of notification to the Client refund to the Client all sums previously paid in respect of the rental period. Parking is entirely at the risk of the Client and it is agreed that the Owners will not by liable in respect of loss or damage to vehicles or their contents howsoever caused.
11. Under no circumstances shall the Owners liability to the client exceed the amount paid to the Owners for the rental period.
12. This contract shall be governed by English Law in every particular including formation and interpretation. Any proceedings arising in connection with this contract may be brought in any court or competent jurisdiction in England.
